Agents say 80 per cent of enquiries for the Mayfair townhouse — the only one with a front door in Park Lane — have come from students from the Gulf region or their parents.

Property experts say they have seen a big swing from wealthy Middle East parents buying a flat outright for their student children to renting instead, largely because of the increase in stamp duty since 2012.
